Capri, a collection of 48 luxury three- and four-bedroom villas, offers a Mediterranean-inspired lifestyle in one of Queensland’s most prestigious locations. Situated on the exclusive Isle of Capri in the Gold Coast, Capri is currently under construction and promises to be one of the most sought-after addresses in the region.

According to PropTrack economist Anne Flaherty, the areas surrounding Capri have experienced significant price growth in recent years. For instance, property values in Surfers Paradise have surged by 94.6% over the past five years, with the median price for houses now at $2.9 million and units at $640,000. Flaherty attributes this growth to the desirable lifestyle offered by the Gold Coast, as well as the ongoing migration to the area, driven by both downsizers and young families.

Developed by Monaco Property Group, Capri is a boutique project featuring luxury villas designed by the globally recognized Plus Architecture and the award-winning local firm BDA Architecture. The development is distinguished by its blue-chip location, luxurious architectural design, resort-style amenities, and exclusivity within a secure gated community.

Greyburn, a seasoned builder with over 35 years of experience, is leading the construction of Capri. Known for their quality craftsmanship, Greyburn began construction in February, using tilt slab concrete block work and suspended concrete slabs to ensure enduring structures and exceptional quality. This meticulous approach has contributed to Capri’s strong sales, with over $72 million in sales recorded to date and 60% of the project already sold. The villas have attracted both interstate and local buyers seeking premium resort-style living.

Capri’s three-bedroom luxury villas are priced from $2,375,000. Residents will be able to move into their new homes in 2025. Andrew Erwin, Director of NPA Projects, notes that many builders and developers choose to live on the Isle of Capri themselves, drawn by its privacy, amenities, and proximity to the water.

Capri offers more than just residences—it provides a lifestyle. The resort-style amenities, including a sun deck, outdoor dining terrace, barbecue pavilion, tropical landscaping, lawn terrace, and a residents’ lounge complete with a built-in bar, kitchen, fireplace, large-screen TV, and dining area, create a relaxing oasis and foster a sense of community.

Capri recently won two design awards, thanks to its striking villa facades featuring bronze accents and stone-inspired cladding, as well as double-car garages for each residence. The interiors showcase an elegant coastal palette, top-of-the-line Gaggenau appliances, and multifunctional spaces that seamlessly blend indoor and outdoor living.

Erwin describes Capri as a “right-sizing” opportunity, ideal for those looking for a more manageable property that still offers the security and luxury of larger homes. The development caters to a lifestyle of leisure, travel, and convenience, making it popular among buyers who have previously built architecturally designed homes in a larger format.

Flaherty agrees that the Isle of Capri is “perfectly located,” offering a balance of outdoor living and proximity to urban amenities. The Isle of Capri is a private enclave bordered by the river, with winding canals and close proximity to some of the Gold Coast’s best beaches, such as Broadbeach. It’s just an hour from Brisbane and 40 minutes from the airport, making it a very manageable location.

Additionally, Surfers Paradise, Bundall, Southport, and Broadbeach are all within a short commute from Capri, providing easy access to top schools, shopping centers, medical facilities, and business precincts. The nearby Capri on Via Roma, a premium shopping village, offers waterfront dining, boutique shops, and a Harris Farm Markets, all just an 800m stroll away.
