ROSHN Launches Fourth Phase of SEDRA Project with 1,251 New Homes in Riyadh

Saudi real estate developer ROSHN has announced the launch of sales for 1,251 new homes as part of the fourth phase of its SEDRA project, located in northern Riyadh. This new phase expands the development by 1.8 million square meters, incorporating homes near a natural wadi that is integrated into the SEDRA masterplan. The move follows high demand for homes in the earlier phases of the project, according to a company statement.

Last October, ROSHN introduced the third phase of the SEDRA project, which added 3,438 new residences and a variety of amenities. The eight-phase project, first announced in 2021, spans 20 million square meters and is set to deliver more than 30,000 private homes. SEDRA plays a key role in Saudi Arabia’s urban development and housing strategy, aligning with Vision 2030 to enhance urban living and promote sustainable growth.

As a giga-project under the Public Investment Fund, ROSHN’s SEDRA community provides residents with access to shopping and office areas at ROSHN Front, a large-scale business and leisure development. The fourth phase, located north of the previous development, offers residents easy access to various amenities, including the Saudi Sports for All Federation Dome. This dome is part of a partnership between ROSHN and the federation to provide year-round access to sports facilities.

The SEDRA project, named after an indigenous Saudi tree symbolizing endurance, reflects ROSHN’s goal of promoting nature preservation and sustainable living in line with Vision 2030. Approximately 40 percent of the project’s area is dedicated to green public spaces, pedestrian pathways, and road networks, fostering a balanced community environment.

ROSHN is tasked with increasing homeownership in Saudi Arabia to 70 percent. The SEDRA development is conveniently accessible via Airport Road, close to two metro stations, and in proximity to Princess Nourah bint Abdulrahman University, Imam Mohammad Ibn Saud Islamic University, King Khalid International Airport, and the Saudi Arabia Railways station.

By 2030, ROSHN plans to develop over 400,000 homes, along with 1,000 kindergartens and schools, and more than 700 mosques. Recently, the company also announced a deal to construct the Aramco Stadium in Al-Khobar, a 47,000-seat facility set to be completed by 2026. The stadium will host national and international events, including the 2027 AFC Asian Cup.
