Saudi Binladin Group has been awarded significant contracts to construct two major entertainment complexes in the Dammam and Alkhobar regions for Saudi Entertainment Ventures (SEVEN). The total value of these contracts is approximately $1.3 billion (£1.1 billion).

Project Overview

The first project, named ‘The Waves’, will be located on reclaimed land along the waterfront in Alkhobar. This expansive entertainment destination will cover an area of around 300,000 square meters. The second complex in Dammam will similarly utilize reclaimed land, spanning approximately 360,000 square meters.

Transforming the Entertainment Landscape

In 2023, SEVEN, a subsidiary of the Public Investment Fund (PIF), has already awarded contracts totaling about $2.27 billion for the development of various entertainment projects across Saudi Arabia. Earlier this year, a joint venture between Al-Bawani and Urbacon received contracts worth $640 million to construct three entertainment complexes in Tabuk, Yanbu, and Medina.

Highlights of Recent Projects

  1. Discovery Adventures Center in Tabuk:
    • Features include a 12-hole indoor adventure golf course, a 10-lane bowling alley, a 10-screen cinema, and an e-karting circuit, alongside retail and dining options.
    • The built-up area will be 72,500 square meters, designed by US architecture firm Gensler, with consulting support from Lebanon’s Dar al-Handasah and KEO International Consultants. Project management is handled by France-based Egis.
  2. Yanbu Entertainment Complex:
    • This project will include restaurants, cinemas, indoor sports facilities, and car parking, covering around 36,000 square meters.
    • The development will also involve Dar al-Handasah as the consultant and Egis as the project manager.
  3. Medina Leisure Club:
    • Plans for this project encompass a leisure club, restaurants, shops, amusement parks, and live entertainment venues, with additional parking and related structures.
    • Again, Dar al-Handasah is the consulting firm, while Egis oversees project management.

A Vision for the Future

SEVEN’s ambitious plan aims to invest a total of $13.3 billion in the development of 21 integrated entertainment destinations across 14 cities in Saudi Arabia. This initiative is part of the Kingdom’s broader strategy to diversify its economy away from hydrocarbons and enhance the quality of life for its citizens.

Collaborations with renowned global entertainment brands—including Warner Bros. Discovery, Clip’n Climb, Mattel, and Hasbro—will further elevate the entertainment offerings, ensuring that these new destinations meet international standards and expectations.
